Security Deposit Return Deadlines by State
One table, eight states, every figure checked against the statute — including the two states where popular pages still quote repealed deadlines.
The deadlines
| State | Maximum deposit | Return / itemize deadline | Full guide |
|---|---|---|---|
| California | 1 month's rent | 21 calendar days | State guide |
| Texas | No state cap — the statute sets no maximum deposit amount | 30 days | State guide |
| Florida | No state cap — § 83.49 regulates how deposits are held and returned, not the amount | 15 days to return it, or 30 days to send a claim notice | State guide |
| New York | 1 month's rent | 14 days | State guide |
| Washington | No state cap for ordinary tenancies under RCW 59.18 | 30 days | State guide |
| Oregon | No state cap in ORS 90.300 | 31 days | State guide |
| Colorado | 2 months' rent (since August 7, 2023, under SB 23-184) | 1 month, unless your lease sets a longer period up to 60 days | State guide |
| Illinois | No state cap | 30 days to itemize, or 45 days to return in full if no proper statement | State guide |
How to use this directory
Deadlines count from when the tenant vacates (the trigger varies slightly by state — each guide states its own clock). The two traps in this table: Washington moved from 21 to 30 days in 2023 and half the internet still says 21; and Colorado's deadline lives partly in your lease, which may extend the one-month default to 60 days.
